1.  The "bubble" burst 5 years ago but the buyers still aren't there.  The market has NOT recovered.

Buyers know the power is in their hands.  "It's a buyers market", say all the pundits.  The steam is out of the boiler and it's going to take a hot fire to get things moving again.

Even if a lucky homeowner finds a qualified buyer the buyer is tempted to offer so low that even if prices continue dropping, they will be covered.

It's a tough market.  This isn't a market for slick advertising gimmicks, this is a market where successful sellers have gotten back to the basics.

Houses are still selling and sellers need to attract the buyers that ARE qualified and able to buy. 

Buyers really do need an agent to help them with the negotiations.  But, for those who want to do it themselves, they need ADVERTISING, ADVERTISING, ADVERTISING!
