According to the National Association of Realtors, in a heated market here's what happens:

1.  Over 80% of all real estate buyers consult the internet before making a purchase.  (Take note agents AND fsbo's)

2.  Over 80% of all FSBO's ultimately give up and list with an agent.  They needed more marketing!

The bubble has burst and its a buyer's market. Even so, buyers are waiting for prices to drop even further.  

The problem is that many sellers are over financed and will either have to do a short sale or get the price they need to cash out. 

Buyers, on the other hand, know the steam is out of the boiler and they hope that if they wait another 3 months prices will decline even more. They are afraid to make a purchase in a declining market.  Even if a buyer stumbles across the  homeowner who absolutely must sell his property...buyers become even more suspicious that the market is still headed lower.   Hey, if a buyer could save an additional 10% on the sale price they would save over 25% over the term of a 30 year loan.  That adds up to a lot of money. 

But all is not lost for sellers.  The same marketing forces apply even though the speculators have packed their bags and scurried away.  People need to buy houses and sellers have them available for sale.  The supply/demand principles still apply but the psychological principle of urgency is gone.  Buyers are willing to wait now that the market isn't spiraling upward non-stop.

Buyers really do need an agent to help them with the negotiations.  But, for those who want to do it themselves, they need ADVERTISING, ADVERTISING, ADVERTISING!
